Values and Culture

Ceresa residents are encouraged to participate in the health, wellbeing and vitality of our community. The Strata Councillors are the Owners' elected representatives to ensure that the complex is run in an effective manner to benefit all residents, and that the Common Property is maintained. Council is always looking for ways to improve the complex and deliver value-for-money; this works best when there is real participation from everyone living at Ceresa.

The culture of Ceresa—the way things are done around here—is that residents are proactive in reporting things that are not right or that need attention. Management inspections could never match the effectiveness of hundreds of pairs of eyes and ears observing and reporting promptly what needs attention, including:

The majority of apartments at Ceresa are occupied by owners that value peaceful enjoyment and a courteous environment for the whole family, with an ambience of relaxed luxury resort-style living. An important element in maintaining those expectations is consistent application of some simple common-sense guidelines to all residents without exception. The Strata Council works to inform, educate, and remind residents who may not be aware that their behaviour has an adverse effect on their neighbours, or that detracts from the overall 'look and feel' of the complex, and that is unacceptable at Ceresa. In the rare cases of residents who persist in exhibiting a lack of respect and consideration after being reminded, stronger action should be expected, including fines, lease termination, and legal action where warranted.

Council values ideas and suggestions to better serve all owners and residents. Residents are invited to share their thoughts and views for ways to improve the complex and to run it better. Whilst not all ideas can or will be implemented, and some may need substantial homework, a steady stream of suggestions will lead to continual improvement.

Reports and complaints are treated in confidence. If you are not sure how to report an incident or maintenance issue, we request that you describe simply what you saw and heard, be as specific as you can (no need to be explicit about some language), mention dates, times, and locations. The most convenient way to report is by email to council@ceresa.com.au. Do not forget to include your name and apartment number. You may also like to refer to the reporting guidelines.

The co-operation and participation of all residents at Ceresa goes a long way to ensure that Ceresa remains a great place to live.
