Information for Property Managers and Agents

We need your help, please. Quite often, new tenants arrive at Ceresa poorly informed, and unannounced. They arrive without having arranged lift protective curtains, with no idea that parking is scarce, and no experience of living in a strata complex. They do not seem to know that loud music, or raucous behaviour on the balcony at late hours, is going to disturb many neighbours. Some tenants have a mistaken idea that someone else is responsible to clean up after them — it is simply not so. Others do not appreciate that it is unacceptable to flick cigarette butts over the balcony, and dangerous to drop a beer bottle into the courtyard below.

As a Property Manager, you can help by making sure that your clients are properly informed of what is expected of them, and the realities of the constraints one must accept when living in a strata complex. You need to tell them that there are only two car parking bays for their apartment, that they need to check the size of the allocated parking bays to be sure their vehicles will fit, and that street parking is scarce. They need to know what keys they ought to have to be able to use all the leisure facilities. They should be told they are expected to put the spa cover back on after use, and to turn off lights and air conditioners when they have finished using the leisure facilities. They need to be aware that they cannot simply dump a load of boxes from their move in the bin room.

We request that you to download information, rules, and guides for living at Ceresa and make them available to prospective tenants at the time they come for a viewing, and again when you hand over the keys. It would go a long way to help us realise the aspiration of Ceresa as a great place to live.
